LuxeHG

Georgia & Florida

Your rental keeps earning. We keep it legal and answered.

LuxeHG operates and protects short-term rentals for owners in Georgia and Florida — county filings, license renewals, guest escalations, and turnovers, handled on a schedule instead of a scramble.

The problem

Owners rarely lose money on nightly rate. They lose it on paperwork and silence.

Two failures account for most of the avoidable cost in a short-term rental: a compliance deadline that passes unnoticed, and a guest issue that sits unanswered while the clock runs.

  • 01 / Filing calendar

Monthly filings do not pause for empty months

County excise and lodging tax returns are generally due every month, including months with zero revenue. A skipped zero-revenue return is still a late return.

  • 02 / Listing compliance

Advertising without a required license number

Where a jurisdiction requires the license or registration number to appear in the listing, advertising without it can draw fines assessed per occurrence.

  • 03 / Annual obligations

Renewals and inspections arrive once a year

License renewals and fire or life-safety inspections are annual. Because they are annual, they are the easiest items on the calendar to forget.

  • 04 / Response time

Silence turns a small issue into a refund

No hot water at 9pm becomes a partial refund and a damaged review when nobody is reachable. The cost is rarely the repair.

Two ways to work with us

Start with compliance. Add operations when you want it.

Compliance Guard is the entry point and stands on its own. Full Co-Hosting is the same compliance work plus day-to-day operation of the property.

Entry tier

Compliance Guard

Flat monthly fee per property. We own the regulatory calendar so a missed deadline is not the thing that costs you money.

$99–149 / property / month Flat fee. Not a percentage of revenue.
  • A per-property obligation calendar: registrations, license renewals, excise and lodging tax filings, state fees, fire inspections
  • Advance deadline alerts with real lead time, not day-of reminders
  • Filing preparation and confirmation tracking, so every submission has a receipt
  • License-number-in-listing verification across your active channels
  • An audit-ready filing log you can hand to a county, an accountant, or a buyer

Compliance work is normally bundled into a 10–15% management fee, or left out entirely and handed back to the owner. LuxeHG sells it standalone and flat.

Full service

Full Co-Hosting

Everything in Compliance Guard, plus the daily operation of the property — guest communication, turnovers, maintenance, and pricing oversight.

Percentage of revenue Quoted per property, based on market, size, and channel mix.
  • Everything in Compliance Guard
  • Guest communication with fast escalation to a real person
  • Turnover and cleaning coordination between every stay
  • Maintenance dispatch with owner spend limits
  • Dynamic pricing oversight — reviewed by a person, not left on autopilot
  • Owner reporting on revenue, occupancy, spend, and filings

Compliance Guard owners can move up to Full Co-Hosting at any time. The obligation calendar carries over.

Not sure which fits? Start with Compliance Guard. It is the smallest commitment that removes the highest-consequence risk, and it upgrades cleanly.

How response actually works

Every issue is sorted by severity, and a person owns the outcome.

Response is a discipline, not a chatbot. Speed is matched to what is actually at stake, and anything involving money routes to a human.

Severity 1

Habitability emergency

No heat, no water, no power, lockout, water intrusion, anything that makes the property unusable.

Agent dispatched within the hour, on site within four
Severity 2

Money and bookings

Refund requests, damage claims, rate disputes, cancellations. Never auto-negotiated and never settled by a script.

Always routed to a human
Severity 3

Routine operational items

Appliance quirks, supply requests, minor repairs, cleaning follow-ups, vendor scheduling.

Acknowledged within 30 minutes
Severity 4

Simple guest questions

Wi-Fi password, check-in window, parking, directions, trash day.

Answered in seconds

Owner spend limits

You set a dollar threshold per property. Below it, we act immediately and log the spend. Above it, nothing is authorized until you approve it. No surprise invoices, no unilateral repairs.

Markets

Georgia and Florida. Rules that change at the county line.

Short-term rental permits, registrations, and lodging taxes are set by counties and cities — not by one national standard. That is precisely what a generic national manager misses.

Georgia

North Georgia mountains

Operating experience in Gilmer County and the Ellijay area, where cabin inventory, seasonal demand, and county requirements all move together.

Florida

Northeast Florida coast

Operating experience in St. Johns County and St. Augustine, including historic-district considerations and state-level lodging requirements.

Operating experience

We built this for our own properties first.

LuxeHG operates its own short-term rentals in both states. The compliance calendar and the escalation process described on this page were built to run those properties, and were in use before we offered them to other owners.

Next step

Send us the property. We will tell you what it owes and when.

Email the address, the county, and how it is currently listed. We will come back with the obligations that apply, the deadlines they fall on, and which tier fits.
